We saw one place that needed a ton of work
but then there is this: living in a garbage truck

Uh that smell - the smell that surrounds you!
I think you need a 'his' and 'hers' and 'theirs' for the kids. Either that or a transport conversion.
Another thought...what do you do with your garbage - make a run to the dump?
